How the home runs itself
The first shift isn’t about what a home looks like. It’s about how much it manages on its own.
1 Wireless, retrofittable automation
Older Indian homes have a wiring problem. Adding automation used to mean breaking a wall to run a new cable. That’s changing. Wireless systems now let you add smart switches, motion sensors and app-controlled lighting to an existing flat without touching the plaster.
That matters more for renovation than new-build. A 15-year-old flat can get a 2035-ready upgrade in a weekend instead of a full rewiring job.
2 AI-assisted energy tracking and predictive maintenance
IoT sensors are starting to flag a leaking pipe or a failing pump before it becomes a flooded bathroom or a burnt-out motor. The same sensors track how much power your AC or geyser actually uses, which turns “my electricity bill is high” into a specific, fixable number instead of a mystery.
Commercial buildings have used this for years. It’s moving into premium and mid-segment residential projects now, and getting cheaper each year.
3 Digital land and property records

It’s early, and it’s not universal. But a property record that can’t be quietly altered is a real upgrade over a paper trail that can.
Where the power and water come from
The second shift is about how much of a home’s power and water used to be optional, and how little of that is optional anymore.
4 Solar as a standard spec
Rooftop solar used to be something a buyer added later, if at all. More new projects are shipping with it pre-installed, partly because state subsidies have made it cheaper, partly because buyers are asking for it upfront instead of retrofitting after possession.
5 EV charging built into parking
A charging point used to mean running a cable across the parking lot and hoping the society committee didn’t mind. Newer projects are wiring EV points into the parking design from day one, the same way they’d plan for a car wash point or a security cabin.
6 Water recycling and rainwater harvesting as default
Cities like Bengaluru and Chennai have made rainwater harvesting mandatory for a while now. What’s changing is how seriously it’s built, rather than bolted on as a compliance checkbox. Greywater recycling, treating water from showers and sinks for reuse in flushing or gardens, is moving from a green-certified niche toward standard planning for larger projects.
7 Low-carbon, recycled building materials
Fly ash bricks, recycled steel and lower-carbon cement blends are showing up more often, pushed by IGBC and GRIHA green building certifications and state-level building codes tightening around embodied carbon. None of this changes how a flat looks from the inside. It changes what went into building it.
How homes actually get built
The third shift is less visible to a buyer walking through a finished flat. It’s in how that flat actually got built.
8 Digital design catching mistakes before they’re poured in concrete
Building Information Modelling (BIM) lets architects, structural engineers and MEP contractors work off one shared 3D model instead of separate 2D drawings that don’t always agree with each other. Clashes, a beam running straight through a planned duct, say, get caught on screen instead of on site, which is a much cheaper place to fix them.
9 Modular and prefab construction cutting build time
Prefab elements built in a factory and assembled on site are still uncommon for Indian residential projects compared to commercial and industrial builds, but that’s shifting. Faster assembly means faster possession timelines, assuming quality control at the factory stage holds up, which is worth watching if you’re buying into an early-adopter project.
10 Climate-resilient design for heat and flooding
Heat-reflective roofing, better cross-ventilation and flood-conscious ground-floor planning are becoming a bigger part of the design brief, especially in cities already dealing with hotter summers and heavier monsoon flooding. This is quieter than a solar panel on the roof, and probably matters more over 20 or 30 years of actually living in the place.
How people live inside them
The fourth shift has nothing to do with materials or wiring. It’s about what people actually want a home to do for them.
11 Flexible layouts for multi-generational and work-from-home living
A spare room that works as a home office on weekdays and a guest room on weekends, or a section of the flat that can function independently for aging parents, is showing up more often in floor plans. Rigid 2BHK and 3BHK templates are giving ground to layouts that can be reconfigured without a full renovation.
12 Air quality and health-focused design
Indoor air quality has become a real design consideration, not an afterthought, especially in cities with heavy outdoor pollution. Better ventilation, low-VOC paints and materials, and air purification built into the HVAC system are moving from luxury project brochures toward mid-segment ones.
13 Smaller, smarter footprints in dense cities
As land in top-tier cities gets more expensive, private square footage is shrinking while shared amenities, co-working lounges, larger common areas, better-designed balconies, are getting more attention. 14 Community and co-living models alongside ownership
Co-living and managed rental communities, originally built around young professionals, are expanding toward other groups: retirees who want company without joining a full-time care facility, and single-parent families who want shared childcare-adjacent living. This runs alongside traditional ownership, not instead of it. 15 Aging-in-place design built in from day one
Step-free entries, wider doorways, grab bars in bathrooms and lever-style door handles used to be retrofits people added after a health scare. More architects are building these in from the start, on the logic that a home built for a 30-year-old today needs to still work for that same person at 65, without a renovation in between.
What this means if you’re buying today
None of this means you should wait for 2035 to buy. A 2026 flat with good bones, sound structure, a decent location, real ventilation, can absorb most of these upgrades over time. A badly located flat with a smart lock is still a badly located flat.

What probably won’t change
A title still needs verifying. A wall still needs touching to check for damp. A neighbourhood still needs a visit at 8 AM and again at 8 PM before you know what it’s actually like to live there.
Technology bends how a home runs. It doesn’t remove the need to check what you’re buying, a point worth keeping in mind as more of the search itself moves online too.

Will all these features make homes more expensive?
Some, like solar and wireless automation, are dropping in cost fast enough to become standard rather than premium. Others, prefab construction, blockchain land records, are still early and concentrated in bigger cities and higher-end projects. Expect the price gap between “future-ready” and standard to narrow over the next decade, not disappear immediately.
Should I wait until 2035 to buy a future-ready home?
Not if it means sitting out a market for 9 years. Most of these changes can be added to an existing flat over time, wireless automation and solar retrofits especially. The things you can’t easily add later, location, structural quality, ventilation, are worth prioritizing today over waiting for a feature list.
Are these changes happening everywhere in India, or just big cities?
Concentrated in metros and tier-1 cities for now, with tier-2 cities following at a lag of a few years, similar to how mobile internet adoption spread. Solar and rainwater harvesting are ahead of the curve nationally because of state mandates; smart automation and prefab construction are still metro-heavy.
What’s the single most useful upgrade to look for in a project today?
Solar readiness and EV charging infrastructure tend to offer the clearest long-term value for the cost, since retrofitting either into an existing building’s electrical design later is far more expensive than building it in from the start.
